NEW BUILDS

A new chapter, from the ground up.

Explore an early new-build idea, organize the unknowns, and understand what a preliminary construction estimate can and cannot tell you.

A good beginning makes room for the whole picture.

A new build starts with a place, an idea, and a set of questions. What is the space for? How large might it be? What already exists on the site? A useful first conversation puts those questions in order before treating a budget as fixed.

Share the approximate floor area, intended use, location, and whether you have drawings or prior professional advice. The owner can then review the project and confirm which next steps are appropriate.

Square footage is only a starting point.

The online calculator applies broad labor-hours and material allowances to the area you enter. The same area can produce very different actual budgets depending on structure, site access, utilities, ground conditions, specification, and professional requirements.

Permits, design and engineering, taxes, specialty trades, site preparation, and concealed conditions are outside the online range unless specifically agreed. Do not treat it as a complete development budget or use it to make a financing decision.

Turn unknowns into a plan.

Early planning should identify the professionals, investigations, drawings, and reviews the project needs. Local requirements and property conditions need to be confirmed before construction commitments.

A project-specific quote follows a defined scope. Ask which quantities and selections are fixed, which are allowances, and what is excluded. Confirm the next decision rather than assuming every early idea is ready to build.
